Where to invest in Alicante: Benidorm, Finestrat or Altea

Choosing between Benidorm, Finestrat and Altea is not about naming one winning town. Your decision depends on how you will use the home, its street and building, the full costs and the facts you can verify before purchase. Three homes with the same asking price may require very different budgets and upkeep. This guide helps you draw up a shortlist without promising capital growth or rental income.
Three towns, several distinct areas
| Town | Areas to distinguish | A question to ask on a visit |
|---|---|---|
| Benidorm | Poniente, Levante, the centre and Rincón de Loix feel different | What is this street like outside the peak season? |
| Finestrat | La Cala, the historic village and hillside developments are different settings | How much will you rely on a car for the services you need? |
| Altea | The old town, seafront, La Olla and Altea la Vella deserve separate visits | What are the access, slope and maintenance needs of this home? |
This table guides a viewing; it does not classify every home in each area. Benidorm's official guide distinguishes Poniente, the centre, Levante and Rincón. Finestrat Tourism describes its old town and La Cala. The Valencian regional tourism guide to Altea describes its old quarter, coastline and marinas. These sources locate places; they do not certify the condition or permitted use of a particular property.
Benidorm: inspect the building before the view
Benidorm brings together a dense urban seafront, beaches and services. That may suit someone who wants to walk and use a home regularly, but the experience differs between Poniente, Levante and the centre. Check orientation, noise, actual accessibility, community charges, approved works and whether the building permits your intended use. A high-floor view tells you nothing about the cost of maintaining façades, lifts or shared areas. Our Benidorm guide looks more closely at the areas.
Finestrat: separate beach, village and hillside
La Cala is by the sea; the historic centre is inland, while hillside developments have a different relationship with roads and services. A Finestrat postal address does not mean a home is a walk from the beach. If a development is under construction, ask for its specification, licence, guarantees, expected charges and contractual completion date. An advertised date is not a guaranteed handover. Our Finestrat guide helps you locate its distinct areas.
Altea: include access and upkeep in your comparison
Altea combines urban streets, a seafront and homes on higher ground. Before committing to a view, travel the access route and consider driving, gradients, parking, exterior upkeep and the cost of a community or plot. The municipal study of holiday homes shows that pressures and characteristics differ between subareas; it cannot establish whether one specific home has a rental authorisation. Our Altea guide covers areas and services.
Compare three homes, not three slogans
Set your total budget and intended use first: main home, second home, long-term rental or another purpose. Gather three real listings with asking price, verified floor area, documents, recurring costs and condition. Visit at different times. Mark each statement 'verified', 'estimated' or 'pending'. When an answer changes the cost or legality of your intended use, obtain confirmation before deciding.
Our Costa Blanca investment guide explains the first document checks. To compare income, vacancy and costs consistently, use the rental-yield calculation guide. A town-wide average is no substitute for the documents and conditions of the exact home.
What to ask BeniHomes
Tell us your preferred areas, total budget, intended use and three requirements you will not compromise on. We can filter suitable public listings and distinguish documented facts from matters still awaiting confirmation by an owner, community, local authority or qualified adviser. We will not assert availability, holiday-let permission or returns without property-specific evidence.
