Buying a home in Altea: the old town, coast and Altea Hills
A property search in Altea can begin with quite different ways of living: walking out from an urban home, choosing an apartment by the coast or prioritising outdoor space in a villa. First locate each address and decide how you will use the home. This guide helps you compare areas, access and views without treating an attractive photograph as proof of what a particular property offers.

One municipality, several starting points for a search
The old town, around the church of Nuestra Señora del Consuelo, is a different starting point from the seafront. If you are considering a townhouse, walk through its floors and the route from parking. An appealing street says little about internal stairs, arriving with luggage or how the rooms are arranged.
Along the coast, you will encounter names such as Cap Negret, l’Olla and Mascarat. Official tourism information describes gravel and pebble beaches, a useful distinction if your idea of a coastal home assumes sand. Visit the particular beach entrance you would use, as well as the promenade or the outlook from a terrace.
Altea la Vella and Altea Hills also appear in property searches, but neither is another name for the old town or the seafront. Ask for each home’s location, then assess journeys and the plot from there. A broad marketing description cannot establish distances, development facilities or how easy walking will be.
Views, terraces and plots: comparing villas
For a villa in Altea Hills or another residential setting, begin with the relationship between the entrance, garage, house and garden. Walk the changes in level and check whether the rooms you will use every day are on the same floor. If there is a pool, establish what maintenance it needs and who will look after it during your absence.
Check sea views from the actual rooms and terrace. Ask where each photograph was taken; an elevated or wide-angle image cannot replace a viewing. Consider orientation, shade, privacy and the space you could comfortably use for eating or relaxing. Do not assume that an existing outlook will remain unchanged.
Compare internal floor area, terraces and the plot separately. Request plans and current property information, with qualified technical and documentary review where needed. For a home described as renovated, establish what was renewed, when the work took place and what documentation supports it.
Townhouse or apartment: try out daily routines
In a townhouse, the arrangement across floors can matter more than the total area. Check where the kitchen, bathrooms and bedrooms are, how light reaches them and how the outdoor space can be used. In an apartment, follow the route from the street or garage and assess lifts and shared facilities. Do not attribute one development’s features to every property in the same neighbourhood.
Try your regular journeys for shopping, work, visits and activities. Start at the entrance and include crossings, gradients and steps. If you want to rely less on a car, check current transport options and the final walk; an area name cannot guarantee that services fit your schedule.
For seasonal stays, also plan arrival, key handover and looking after the home when you are away. Request the current charges and services for the specific property. Separate work for which the owner is responsible from community maintenance, so that you compare alternatives on the same basis.
Build a shortlist and compare nearby alternatives
Write down three essentials first: for example, step-free entry, a private terrace or being able to walk to particular shops. Add budget, bedrooms, intended use and flexible preferences. This gives you a way to compare a villa, townhouse and apartment without letting the main photograph decide the whole search.
If you are still choosing a location, also explore the linked Albir, La Nucía and Calpe pages. Keep your requirements and compare specific addresses and property types, rather than assuming that each place offers just one way of life. These pages help organise a search; they do not guarantee available homes.
BeniHomes can help you prepare questions and a shortlist. The catalogue on this page contains only Altea homes authorised for publication. If there are no results, use the contact channels to explain your search. That empty state does not describe the whole local market or make private listings available to offer.
