Costa Blanca property rental yield: how to calculate it

A property's return is not simply its advertised rent divided by its asking price. To compare homes on the Costa Blanca, you need supportable income, operating costs, your initial cash commitment and more than one scenario. The outcome is a working estimate, never a promise of income.
Define the result you are calculating
An indicative gross yield divides expected annual income by the purchase price. It is quick to calculate, but ignores costs and periods without a tenant. For a net operating yield before personal taxes and financing, subtract annual property costs from rent actually received and divide the result by the full acquisition outlay: price, taxes, transaction costs and work needed before use. State what you include and exclude. Two percentages based on different definitions are not comparable.
If you finance the purchase, calculate cash flow after loan payments and interest separately. Borrowing changes both the cash you contribute and the risk you take, so do not mix that figure with the operating yield of an unfinanced purchase.
Build a worksheet from evidence
| Item | Information you need | How to check it |
|---|---|---|
| Annual income | Rent you could actually collect | Comparable contracts and rules applicable to this home |
| Occupancy | Months or nights without income | Your own conservative scenario, without assuming full occupancy |
| Fixed costs | Community fees, local property tax, insurance and owner-paid utilities | Recent bills and updated quotations |
| Variable costs | Management, cleaning, repairs and replacement | Contracts, quotations and a maintenance reserve |
| Acquisition | Price, taxes, notary, registration and necessary work | Transaction documents and quotations |
Do not substitute zero for a missing figure. Mark it as pending and request evidence. Tax treatment differs between a resale home and a first sale by a developer. The Spanish Tax Agency explains the general distinction between ITP and VAT. The amount for your transaction depends on its date and circumstances.
Test at least three scenarios
In a cautious scenario, lower income and increase vacancy, maintenance and the time before first letting. In the central scenario, use only verified information. In a favourable scenario, improve one variable at a time and explain why that might happen. Keep all three results and note which new fact would change your decision.
The useful question is not only 'How much might I earn?' Ask whether you could withstand a year with less income than expected, a major repair or a slower sale. A town-wide average cannot replace evidence for the actual building, street and home.
Check that your intended rental use is viable
A holiday-let projection has little value until you have checked whether that specific home can be used that way. The Valencian regional government publishes the holiday-home procedure. Check the municipality, owners' association and current requirements for the property with qualified advisers before basing a purchase on that income. For a long-term tenancy, confirm the applicable contract rules and management costs.
Compare homes using one method
Use the same definitions of income, costs, acquisition taxes and time period for every home. Label each item 'verified', 'estimated' or 'pending'. Our Costa Blanca investment guide covers choosing a home and reviewing its documents. The Benidorm and Finestrat guides help put each option in context.
For a first choice of area, see our comparison of Benidorm, Finestrat and Altea. Then apply this worksheet to the individual homes.
If you want to compare real public BeniHomes listings, tell us your budget, intended use and time horizon. We can help gather available commercial information and identify facts that need confirmation from the owner or an adviser. We cannot guarantee occupancy or investment results.
