What Is My Home Worth in Benidorm, Finestrat or Altea?

To work out what a home in Benidorm, Finestrat or Altea might sell for, describe the particular property first. A municipal average cannot distinguish a villa with a plot from a beach apartment, a flat without a lift or a house needing repairs. Nor is a single figure credible without a date, documents and comparable homes. BeniHomes can prepare a reasoned marketing valuation to guide an asking strategy; it is not a mortgage appraisal and cannot guarantee a sale price. To discuss selling, see sell my home with BeniHomes. If the online enquiry form is closed, use the contact routes shown there.

Four different numbers to keep apart

The asking price is the seller's marketing decision. It can change and does not show what a buyer will pay. A completed sale price is known after a comparable transaction closes, but its terms and date still matter. A mortgage appraisal serves a lending purpose and comes from an authorised valuation company: the Bank of Spain explains that the property used as security must be appraised before the mortgage is signed. Lending also depends on the applicant's repayment capacity. An agency's marketing estimate is not that report.

The Catastro reference value has specific tax functions, including as a base for certain property taxes under the applicable rules. It is neither BeniHomes' recommended asking price nor an offer to purchase. The cadastral value used for local property tax is different again. Confusing these figures can send a negotiation in the wrong direction.

Select comparables that genuinely match

Start with the same property type, local area and a relevant listing or sale date. Then review documented built and usable area, terrace, plot, floor, lift, orientation, verified views, parking, pool, condition, energy rating and occupancy. Check what annexes and furniture are included. A new build and a refurbished resale may attract the same buyer but have different timelines, guarantees and taxes; our new-build versus resale comparison explains those differences.

Land Registrars' open property data provide transaction context, but an aggregate average cannot replace a set of comparable homes. A listing may stay online even after negotiation or withdrawal and does not prove a sale. Record the date, source and differences of each comparable; never copy a price per square metre without checking which area it uses. When evidence is thin, give a provisional range and request documents before refining it.

Segment Benidorm, Finestrat and Altea before comparing

In Benidorm, identify the micro-location, beach access, verifiable views, floor, building, lifts, parking and community charges. In Finestrat, distinguish an apartment, townhouse and villa, the exact development, plot, construction phase and documented delivery date. In Altea, check neighbourhood, access and gradients, privacy, plot and any extensions or annexes. These are questions for classifying a home, not claims that one town is always dearer than another. Our destination guides cover Benidorm, Finestrat and Altea without assigning a price to your property.

Advertised area must agree with the records. Compare the title deed, Land Registry information and Catastro; a discrepancy is not solved by choosing the largest figure. If an extension, pool or use is unclear, ask a technical or legal professional before including it in the advert. Our non-resident seller document guide helps assemble the file.

Turn the estimate into a reviewable selling plan

A useful proposal identifies a marketing range, dated comparables, a suggested launch price and assumptions that could change it. Document current photographs, true condition and improvements, estimate selling costs and decide when to revisit the strategy based on enquiries, viewings and qualified offers. A number of views is not a promise of sale. Our international buyer selling guide covers accurate materials and communication.

For an initial conversation, prepare approximate location, property type, documented area, layout, recent photos, condition, annexes, occupancy and your preferred timing. Share sensitive papers only through an appropriate channel; general information is enough to start. Contact BeniHomes to agree what documentation is needed and which service is currently available. A responsible valuation must be updated if the home, its papers or the market changes.

Should I use the Catastro reference value as my asking price?

No. Catastro gives it defined tax functions. A marketing price needs relevant property comparisons and the actual conditions of sale.

Can I get a price without a visit?

An initial indication may be possible, subject to the evidence available. The range should be reviewed after checking records, condition, setting and comparables. We do not promise a fixed price or sale date.
