Benidorm, Finestrat or Villajoyosa: Where Should You Buy?

Benidorm, Finestrat and Villajoyosa look close on a map, but the right home depends on its street, building and the routine you want. Before comparing asking prices, decide whether this will be your main home, a second home or a purchase with a rental aim that must comply with applicable rules. This guide prepares better viewings and questions. It does not claim one town is best for everybody or that a particular home is available. Explore homes for sale with BeniHomes when you have defined your priorities.
The short answer: choose by routine and micro-location
If you want to walk to a broad range of urban services, start with specific Benidorm neighbourhoods. If you want to compare a cove, a historic town and different residential developments within one municipality, study Finestrat area by area. If a historic centre by the sea and beaches with different settings appeal to you, add Villajoyosa to your viewings. These are starting points, not guarantees about noise, transport, views or rental returns. Test each question at the exact address and in the season that matters to you.
| Buying question | Benidorm | Finestrat | Villajoyosa |
|---|---|---|---|
| Where to visit first? | Poniente, Levante or an inland neighbourhood according to routine | La Cala, historic town or a named development | Centre, Playa Centro or a neighbourhood near a cove |
| What to check outdoors? | Seasonal activity, floor, lift and parking | Distances between areas, slopes and actual services | Access to centre, beach, station and slopes |
| What to check in a listing? | Community costs, area and verified views | Plot or development phase and documented delivery | Building condition, annexes and parking |
| Does it replace a viewing? | No | No | No |
Benidorm: a coastal city with different neighbourhoods
Benidorm City Council identifies Levante, Poniente and Mal Pas as urban beaches. That does not mean every home is equally close to the sea or has the same atmosphere. Compare a street by Levante with one in Poniente or further inland on working days and in the evening. Note everyday shopping, health services, transport, shade, noise, building maintenance and community fees. Verify an advertised sea view from the exact dwelling.
A building's height can change your experience: check lifts, accessibility, energy performance, orientation and community rules. If the home will be empty for part of the year, budget fixed costs for those months too. Our Benidorm destination guide adds local context; the buying from abroad checklist helps plan viewings without placing a deposit blindly.
Finestrat: compare La Cala, the town and developments
Finestrat Town Hall presents La Cala, the historic centre and the Puig Campana setting as distinct parts of the municipality. Asking for a home in Finestrat alone therefore leaves too many questions open. Decide whether you need to walk to the beach, live near the old town or consider a home in a named development. Travel the real route to shops, healthcare and the places you will visit each week. Check current routes and timetables before assuming a connection fits your working day.
For a new build, confirm the project, exact unit, planning documents, timetable and documented safeguards. The town's Urban Planning department lists its responsibilities for permits and reports. Our Finestrat off-plan buying guide explains what to ask before paying. For a resale, inspect condition, area and charges as you would anywhere else.
Villajoyosa: historic centre, town beach and coves
Villajoyosa's official tourism office distinguishes Playa Centro, El Torres, Paraíso and other coves with different access and shore types. Its historic centre has its own character. Living in an old quarter may bring different access, parking and maintenance questions from a modern apartment block. Do not assume every home described as near the beach involves the same walk or bathing conditions.
Try the journey at the time you would actually travel, check shops open outside summer and examine the internal layout. Ask about planned works, community charges, building renovations and any existing tenant or occupant. Walking the neighbourhood cannot replace legal checks on the property, but it may rule out locations that do not fit your daily life.
Make a decision after visiting all three
Visit at least one representative area of each town with the same checklist: daily journey, daytime and evening noise, accessibility, beach type, services, full budget, condition and documents. Give more weight to things you cannot change, such as location and access, than to decoration. Compare homes of a similar type and listing date; a town average does not determine one dwelling's value. Our area valuation guide explains why comparable homes need adjustments.
When a home interests you, request the property's identity, ownership, charges and floor areas before committing a deposit. Our Land Registry, deposit and deed guide walks through that sequence. Contact BeniHomes with your intended use, preferred areas and total budget; we can help focus on published and verifiable homes without promising an old listing is still on the market.
Is Finestrat the same as La Cala de Finestrat?
No. La Cala is a coastal part of the municipality, which also includes the historic town and residential developments. Check the exact address and your daily journey.
Which town has the better price per square metre?
No reliable answer exists without a date, type, condition, area measurement and micro-location. Compare equivalent homes and all costs rather than treating a town average as an individual offer.
